What does everyone use as far as deal analyzer software is concerned?

I come from a corp background and did everything possible using tech, software, etc to make it efficient.

As others have said, the best thing to do is monitor the property and wait for it to go on the market.  

Talk to the monitoring company and make sure you are included as an authorized person with all the codes. 

On my air dna software - that market shows as the most profitable.

Should be some good locals that monitor that forum...but looks like some MA peeps monitor this as well.  

I am looking for a software to help me with my property management and my bookkeeping, any advice is welcome!

I recently closed on my very first rental property (duplex) in CT and was wondering if I could get some recommendations on which software programs each of you prefer to use.

Assuming the landlord uses a rent collection software, then at that point the family member is more of a maintenance coordinator.It's not uncommon for property management companies to use unlicensed assistants to call for late notices, handle scheduling for contractor, etc. 

The listing agent said something about a shared washer and dryer that the current owner is missing out on as added cash flow, but I'm not sure that would cover all utilities for all five units and may be difficult to monitor.
