Hey BP,I'm about ready to pull the trigger on my first property to flip, I've met with a couple potential 'investor friendly' agents so far with some investment experience from larger agencies, and I'm meeting with one more agent who works at a smaller agency before I chose one, which brought up this question.  

Or even possible refinancing into a true 30 year fixed at a very low rate and favorable government agency terms.I use a title company and their lawyer for a professional standard docs and closing on owner financing--gets all the recording and escrow set up clearly and properly.

Am I wrong in thinking that the vast majority of sellers would intend to list their property with a real estate agent, and therefore the business proposition is that I as a wholesaler can maximize return in minimal time and a real estate agency can't.

I have been looking at some of the mobile homes along the beach in Encinitas, and condos in Mission Beach area, wondering if I could use them as VRs. 

Today I took action on checking out a potential sellers mobile home.

Just ask the seller if a mobile home can still occupy these lots or just go out there and check the boxes yourself.  

We used the Robins Insurance Agency out of Henrico for our rentals when they were in the rehab phase.

Interesting post since I just asked in the NC forum what agencies other than USAA I should consider.

It's great for flips because it can be used as a mobile system on different properties.
