@Josh Zigler No, just need to be able to show what market rent is, and have two years property management experience, or hire a property manager.that is a solid credit score, but you will still need to meat DTI requirements for the lender.

I had one employee in place that was doing acquisitions for me at $15/hr plus 7% commission on all deals.

Called me at 11:58pm Friday night and said this property is going to list "tomorrow " (in two minutes), "do you want it?"

The cool thing is it was profitable for us but there was still meat on the bone for the next investor to continue to improve the property and investment.

I asked if they'd be willing to carry the mortgage back for me at 6% interest only, so that my payment would be as low as possible. 

It was a very hard journey for me at the beginning because I was definitely not prepared for a lot of things but my first property and I survived unscathed.
