As George mentioned there is more money than deals which is a true statement but depending on where you are in the chain of RE some folks may be willing to help you and you never know someone may be ready to offload and get out of RE and need someone to buy them out.

Studies I have read indicate the same (I posted some info on this earlier in the thread).So, my personal belief is that all guns (with MAYBE the exception of law enforcement) should be banned in public.I'm sure this is where lots of people will disagree, but maybe many of use can still be in agreement of #1-6 above, which is probably a pretty good start in terms of coming to a compromise on where we should end up on this issue.Thoughts are welcome...we in the logical chain above do people disagree with me?

You absolutely can close without title however without title your buyer wont have an easy time of obtaining future title insurance as there will be a break in the chain of insurance.
