I still work a corporate job but I work from home and my hours a set by me, thus allowing me time to pursue other things, ie. real estate.I am looking for a brokerage in the Denver Metro Area (preferably not North of Downtown Denver)  that has good training and a good support system for new agents, but will allow me the freedom to continue to invest in real estate personally.

You haven't included a Cap Ex account to fix the roof, siding/paint, water heaters or HVAC system.  

The second mortgage was attached to an alternate spelling of the owner's name and for some reason I'm still unable to do a record search by legal description of the property (name) on the Palm Beach Clerk's online system.

I don't know how to access your specific county's online system, however this is what I suggest you do to get started:1) Unless involving a guardianship for a minor, probate cases of Decedent's estates are public information. 2) Ask to see the Registry of Actions or similarly title list of new cases3) Start with a single case, typically the most recent filing.4) Request to pull the actual file to review5) Review the folder and note the documents and the order in which they are inserted6) Don't even think of separating or removing documents. 7) Determine what data you need, including Decedent's name, case #, PR name and contact info, etc.8) Most researchers capture the data then scrub later.9) If this is too much work, either pay someone else, find a commercial list provider or work another niche.

I've learned a lot about managing and know how the system works at that level.

Hey, BPI have heard a lot of investors rate their properties' neighborhood, or the neighborhood of a property they are investigating with the school grade system (A to F).

@Matt MotilI think your 'varying success' refers to the different positive uses of each system.

Personal friend is a plumber and he uses a system of pressurizing the system and injecting liquid plastic to seal it all up - - 20 year warranttee.Here in our locale, slabs frequently crack due to soil expansion and when fixing one of these, we jack-hammer the interior and r/r all the plumbing at one time.
