So far no luck connecting with anyone and being able to use the capital we have saved to invest locally.  

Part of me wants to cash out and purchase in another state which has more appreciation potential as I believe my local market has peaked. 

If anyone can point me to specific language in the laws passed that does so, that would be helpful as I am operating under current knowledge that short term rentals can be had with ADU's.That said, since the bill does not appear to prevent local municipalities from adopting no short term rental policies, I suppose they can.

In my local market, I can still find cash flowing properties in that price range, approx. 100-200 per SFH.

I would start local before looking outside.
