@Jon Holdman in this situation it may impact his itemized/standard situation because previous it was possible that mortgage interest from that home is what bumped him into the ability to itemize.

Thanks for that @Jon Holdman, my biggest concern for this property was purchasing it and finding out there would have to be costly modifications made just to rent the place out but by the sound of it since it is already constructed and I don't plan on doing a full gut rehab the property will more than likely not require costly modifications to be in compliance with city ordinances.

@Jon Van You will not gain any benefit by forming your LLC in different states unless you do a very particular type of work, conduct a certain volume of business or have a peculiar business structure.
