As a newbie  investor (at the ripe young age of 61), I'm formalizing my goals at 1,3,5 and 10 year increments - so your post title hooked me!

He has some good info in it and some motivation to want to go big, but for a lot of people, buying 32+ doors on their first purchase isn't feasible.

I would much rather this tenant-buyer succeed at this purchase than fail and have the hassle of an awkward eviction next year, and am considering sending a monthly email on the 1st of each month reminding them that the clock is ticking, and giving them contact info to my loan broker for their benefit.Any thoughts or advice?  

Could someone please point me in the direction of where I could find a plain contract that I could fill in the info.

No one from seller (not REA, or other rep) has been in contact with me since and I cannot find someone with seller to get any status/info from. 

The properties are on Cleveland's west side in Ohio City South of Lorain and in Eco Village South of Gordon Sq. so they are definitely older in age.  

This is great info about the market.
