Just buy an air conditioner. 

Dishwasher, laundry, parking, and central air will drive rents up, as you already know.

We tossed around the idea of a floating home on the dock to Air BnB since our county will not allow camper trailers on building lots.

We had him install new circuits, multiple recessed lights, ventilation fans, upgrade breakers, and multiple indoor and outdoor receptacles to bring the system up to code. 

Main thing that's bother me is NO central Air and Heat.

Air Bnb has continued to perform well in my market and often suggest it to investors.

So if they can show me they are changing air filters etc. they earn some kind of reward.Also, I have the right to inspect the properties but scheduling that is a hassle and I rarely do.

But...cease and desist for an Air B and B and maybe the salon, especially if not licensed.

 I love door knocking and meeting home owners and getting connected with residents in target areas for projects.I am specifically looking for land, and often find all types of real state for sale such as single family homes with air b&b rental units, duplexes, triplexes, multi-family, apartments, vacant homes, all kinds of things by asking owners if they would sell their own home or if they know of anyone selling land, a home, business, apartments, or commercial space.In the Miami area.. what is the best way you are using to find buyers for these type of deals to sell as a lead or wholesale (not going to list these as a realtor), what groups do you network in to find buyers?
