Can we get individual residential loans?

Obviously listen to the podcasts, read the forums & blogs, the online guides, and the BP books are excellent as well.

An MD at an investment bank will chuckle with the typical elevator pitch done by most real estate "investors" but a private individual with whom one has a pre-existing relationship (and limited real estate knowledge) might be intrigued. 

Does anyone know f a calculator online that could compute this?

Also whether I pick chose 1 or 2 what are some ways I can negoiate with these two different types of individuals? 

I know enough about its condition to ball park the work needed to bring it back online not as a Project HUD (that ship has sailed) but as 'good' C-Class property.

Remember this is your property not the governments.In your example if you believe the older individual is a better choice based on their personality and how that may impact your property you are in fact not selecting them based on age at all.

Any brokerage can have multiple teams and individual agents.

I don't think you'll have a huge problem having it listed for sale online as renters won't be looking where properties are for sale.
