I guess it is better than losing money but I did put quite a bit of work into it and I was hoping that I could find another solution.

The solution was to take a piggyback junior position trust deed note recorded concurrently with the senior.

I can pull up a spreadsheet (and most other file formats) from the appropriate file folder in Drive on any device, phone, laptop or tablet.It is a great solution that offers decent web hosting.  

An outright sale might be the simplest and most cost effective solution; you could do a 1031 exchange into a more profitable rental property perhaps?

A better approach might be to send a letter of intent to the listing agent with some options that you have been able to come up with for creative solutions you have used in the past to help foster win-win sales.
