That third unit needs to be a regular dwelling unit (and comply with related parking) and can't be a companion unit.I understand what Tyson's saying about intent of the state-level ordinance, but that's not how the San Diego ordinance is written.On the financing, I've seen no distinctions between companion units and dwelling units.  2 dwelling units + 1 companion unit = successful conforming refinance in my experience.

If they have a negative cash flow and you have no intention of living there again, you need to fix it either by getting more rental money or by selling the property.As an investment property goes, your tenants should - as a minimum - cover your mortgage, taxes, insurance and repairs.

This was done intentionally to hide how much the wholesaler was making and/or to make sure the seller was not aware of the true end buyer while leaving the seller to believe the wholesaler was still the one buying their property so that the wholesaler did not have to disclose their profit which they feel might have caused the buyer to backout of the deal.Since this new law went into effect in 2021, Blind HUD’s and Pass-Through Funding are no longer allowed.

Many operators won't even look at a place unless they see $1,000 in profit.Start with small units with the lowest risk, in my opinion (studio, 1 or 2 bedrooms)Have a master lease / corporate lease addendum ready to add to the lease that you sign that (at a minimum) states the intent to sublease You won't be profitable until 6 -12 months in because you'll be recouping the cost of furniture.
