After more than enough tropical sun, it's time to get back on the horse again.In the coming 3 years, I target to close 2-3 deals every year with a mix of turn-key and BRRR with my own team. 

I don't love the message about getting out of the rate race, etc.

I would wait to find a really good deal and then race to the sky from there.

You have a job, so you are not really looking for the immediate cash flow now, but when you are ready to retire or get out of the rat race.

My wife and I are looking to get out of the "rat race" once and for all.  

My husband and I are ready to get out of the Rat Race and the middle class mindset and get into real estate investing.

I'm 24 years old and am wanting to stay out of the rat race and begin investing.

Bank statements as-income-documentation will also be tough, since these programs tend to like steady income, not income that comes in fits and starts (eg, flips)... many alt-doc lenders even specifically exclude income from real estate activities from being considered (this isn't a protected class like gender/race/familial status/etc). 

I could be beating a dead horse at this point with this question...I am ready to start planning for my second house hack.
