We never received the proceeds (a check) from the sale (except the excess of $20k). $180k was held by our attorney (our Intermediary) in his trust account and used later that day to purchase the 2nd like rental home .My question: Even though we didn't claim this as a 1031 Simultaneous (same-day) Exchange on our 2016 tax returns, I do think that it may qualify as such and be worth amending our 2016 tax returns for a refund.

None of the other neighbors have complained and the other neighbors I am still in contact with said they haven't noticed any excessive dog barking.Current tenants pay the rent on time, maintain the property, and have not received any complaints from others around them.

So, that $60K person is living in a house with a $1,500 house payment, $200-$300 in utilities, a $100+ cell phone bill, $200 in food at home, but another $200-300 eating out, a $500 car payment, Full package Directv at $180 per month, drinking starbucks coffee at $5 a cup that they pick up on the way to work....and the list goes on.Not any one of the items listed seem unreasonable, but combined with the salary to support that kind of lifestyle is excessive for that person, making them live outside of their means.

It has a warm look that tenants like, and I love the low maintenance, low cost, and easy installation--which I do myself.I recently found some 18" square vinyl tiles, which I like even more than the 12", but they seem to be rare.My partner recently experimented with vinyl tile in a bathroom, laying down a clear sealer beneath the joints, then cleaning off the excess on top before it hardens.

And in excess of 250 million in all other avenues over a 40 plus year career.. but like most lenders we got kicked in the Teeth in 08 and 09 I had just under 500 of these on the books and ended up owning a little over 200 of them and losing many millions of dollars in the process... so the thought that rentals will save the day in a down turn is just not true.. they can in the right spots... but it takes a lot of work to stay on top of them. and thankfully we were not in Vegas or FLA or AZ other wise I probably would be dead right now.

Nothing excessive, but I do want that exposure so if/when the markets take off I won't miss that ride.At this time I'm hoarding cash - the goal is to either pay off all my holding at once (personal residence and investment properties).
