My thought process is two fold...The Altruistic Side Of MeLower Income Tenants without the education or awareness of the major changes in building codes and green product technology over the last 15 years, coupled with investors that are not financially motived to make improvements that don't have hard objective returns have left a large portion of our population paying more than 15% of their income toward utility bills.

This is likely something you can do on your own, but you have to be very astute and cross every T, dot every I, and know the law well - these slimy 'tenant' advocacy firms will exploit even your tiniest error.

It is always a gamble you take on any offer you accept.BUT -- to reduce your chances of the buyer not qualifying for a loan, ask to have the buyer cross-qualified by a lender you know, like and trust.

I can understand wanting to get a cross country move in the rear view mirror before you really drill down on investments.

We will definitely be starting with small complexes (2-4 units), both for financial reasons and also because we are so "green".
