at my college 2 or 3 years ago, living on campus was 3 or 4 grand a semester, and they had a mandatory meal plan for on campus students...basically around 15 grand a year was thrown away on crappy food that we hated eating (but did cuz we had to pay for it) and rent on a crappy dorm..that is how i bought my first house...it was cheaper to pay a mortgage and cook rice flavored with BBQ sauce!!

Draw a map, survey it off, do a couple of planning and zoning hearings, pay a few grand and you're done.

I can do pretty much exactly the same thing in excel and could even have a grand total that would ideally "match" my bank account, although it wouldn't be in "real time".

Take this thread alone; i read a person say another depression is soon to happen just because it's been a while from the last, inferring 08/09 as a depression.... never mind the obvious facts that there has been a grand total of 1 depression in the history of the us and 08/09 was not a depression but, fact's are apparently perceptual now, I am just curious if gravity is also just an opinion, lol. 

And the other factor, is the investor put down $25 grand for a $400.00 cashflow.
