I'm definitely not a professional but know enough about construction to be dangerous.I definitely want to explore the BRRRR strategy as my first investment, but would be open to flipping if the circumstances made sense or was necessary due to market conditions.

I need to explore some of the local REIs and Meetups, sounds like that's where I'm going to get some guidance.My thinking was driving/walking for dollars, or checking probates, foreclosures, late tax listings, anywhere I can find a potential seller, then find a buyer with poor credit, but money to put down, and try to do a deal that way.

After a decade of these new ADU law, maybe.I guess my larger point is that anecdotal evidence needs to be explored before it's taken as gospel.

We have explored hard money loans for a BRRR or flip, but we can't seem to make the numbers add up. 

Besides continuing to save a large portion of your income, you could also explore other ways to increase that through may different avenues.
