Furnished or unfurnished?

They all have interest-free periods that I've used to fund furnishing and other start-up costs when launching a STR. 

I need to get the money as quickly as possible to furnish the rentals and don't want to loose any time as I already have land picked out for the next projects.  

The upper unit has a private entrance and is a small 1 bdrm 1 bth, that could be rented out yearly ($1800-$2000 per month) Where the larger main unit 2 bd 1 bath, could be a winter rental ($2500 per month) , then a weekly summer rental that comes furnished (possibly $2500 per week) .

Can I get REP status/hours while renovating and converting our primary residence into a fully furnished rental property by end of 2023?

I have someone who wants to rent my furnished apartment during the week (to avoid an extremely long commute), and then I will rent it out on Airbnb on the weekends.

Besides, we could turn this into a medium term rental and easily cash flow (with more cash invested for furnishing of course) but we don’t care in a year from now what it will be worth because in 5-10 years, especially in SD, it will be worth a whole lot more.

The rooms are furnished and we have spent some good money getting this ready including getting a permit from the city.

Yes this is high but it is not what the sellers will tell you.I am making the assumption that the house is fully furnished to your likeness with all bedroom, pool, living room, game room and loft furnitures.
