@John Underwood what you wrote makes total sense but, as you know better than me, finding a great ROI property in the US ain't easy anymore with the new normal when it comes to interest rates.

I am yet to find any Cash flow properties in Bucks County especially with these interest rates.

Otherwise from the estate’s funds, especially any from the sale of the property.

I would believe the comps you found and possibly take 5% off those as interest rates rise.

Used equity lines for the acquisition and funding the repairs.

Is there any way to figure what my occupancy rate may be?

This is currently taxed at a higher rate (25%).1031 Exchange: You can use a 1031 exchange to defer paying capital gains taxes by reinvesting proceeds into another like-kind property.

Expect to pay north of 8.5% on the rate and to be capped at 70 or 75% CLTV. 

I doubt the winner of the election will have 1/10th the effect of lower interest rates and whether supply continues to increase or demand decreases.
