I'll admit I do build in a lot of cushion (something I learned from my first flip deal) so I account for every possible expense.

Can wholesalers get paid for my referral services in a way that I don't know about?

Yet, it seems common practice for wholesalers to use this contingency to back out of the contract simply because they have not found a buyer within the inspection period.

But my experience is like yours 90% of guests are reasonable, and the other 10% cost me an extra $100-200 for the month stay.

An arborist would be who I would ask, this is a tough guess for anyone not there to confirm these can be moved with no issues.

You will get A LOT of appointments by sending A LOT of hard target mailers (like the ones that say 5th notice and such, drive return calls), but it's a lot for a little.

Not sure if you were looking for a long-term hold on a two family, but it seems that was not playing out favorably for you.
