Hello @Mike Jones - I'm not very experienced in the NJ area as far as rentals but I can say that I've owned properties in Canada where I never had to visit that site for 5+ years at a time.

If this experienced investor is willing to match your investment and split profits evenly, then that is a massive vote of confidence in the ethics of this individual.

It's always great to have experienced folks joining up - especially the passionate ones!

The bad: i have not yet experienced a downside, just incidental stuff that happened mostly due to the neighborhood where the rental is located.

Doing it as a owner-builder gave plenty of practical experience in managing a non-trivial construction process.Last year, we acquired one more condo in the neighborhood and have been gaining experience with land-lording as well.My background is in Computer Science and have been working full time as Software Engineer for about 20 years.I am interested in networking with fellow investors/tradesmen, especially who are active in our area (Culver City/West Los Angeles).Thanks and wish you all a very happy new year.Coty

Besides the info here won't cost you one red cent and there are experienced professionals in various aspects of real estate investing from residential to commercial, licensed pros, wholesalers, rehabbers, landlords the works.

I agree with Jon that reading the Beginners Guide is a good start , also the search engine is helpfull in finding books,and past threads that may be helpfull..Good luck in your venture....
