Our sheriffs won't execute the evictions here but our attorneys are still recommending to file to motivate the tenant to start paying AND get in line for when the moratoriums are lifted. 

Then make sure that the ledgers you're getting match those amounts (it's easiest if the PM or landlord keeps a separate ledger for tenant and HA but a lot do not and it can take some detective work to decipher which payments are which).Section 8 is a great program when executed well. 

I now have invested in over 1000 units.So I would encourage smaller mom and pop investors like I was or busy W2 professionals who know investing in real estate is a good thing but don’t have the time or knowledge to invest - educate yourself about passive MF syndication investments, see if they are a good fit for you and if so, create a plan and execute it.

My question is for someone who has done a deal like this and had to use partners, lenders, etc. to execute, what do you suggest I do to find financing for a deal like this?

What I was really doing was executing "paralysis by analysis" or reading. 

My first question in response is, what do you plan to do for work while you execute your real estate strategies?

You could have the best one in the world, but if you are not executing on your plan for your CRM it will not work.

If you have limited funds now and need the funds to obtain the resources (or even subs) necessary to execute this project...you can't be waiting for grants or sellers assist or pay day.

Now, having said all that, the DEAL is the most important thing; but a close second is the team that will help you execute!
