Interest rate is one aspect but what kind of other assurances can you give?

As you can probably tell I am pretty green with this aspect of the industry, any help or advice would be appreciated. 

The underwriting aspect of this calling it for what it is a  mixed-use property so you're focus will be having a strong P&L once you're ready to refinance. 

Every aspect of maintenance, rent collection, and management (myself and roommates) was a joke.

And as the typical "market" for a Facility is 3-miles, it is very hard to give an "average" that will encompass everything.

I am a recent graduate with minor amounts of student loans to my name but I am still in line with my DTI to be under the 36% threshold most lenders look for.I have been studying all aspects of real estate investing for the past 3 years now.

And of course there some bluff aspect here.

I had to ask a hypothetical question because there are a lot of different scenario's that can go on when dealing with foreclosure wholesaling so I wanted to make sure I understand each aspect and that one seems like it's the most common brought up one so I wanted to ask you guys.
