The lower priced properties didn't really seem to benefit too much from the staging and once you get into the upper price ranges it seemed like them being staged was almost a formality.

There are a few things to know about 203k loans: There are "scope-of-work" plans that will be needed, and there is a HUD consultant (an FHA designated overseer of the project) that has to sign off on each stage of the project before draws can be issued to the contractors.

Your agent will be paid by the seller/seller's agent, your lender will be paid out of closing costs (you can get the seller to pay those as well), you won't need property management at this stage, but you will need to pay for inspections once you are under contract.3.

This is a family neighborhood and has great schools.Option 1: If I sold, after fixes to house, Buyer commissions (would list myself), staging, closing cost, remaining mortage, I would net about 80k (pre tax).
