I know there are several sources out there to obtain lists so who do you guys consider to be the most cost efficient? 

From a cost standpoint a 10 x 30 would be more efficient if you have the space. 

It's a much more efficient market than investing in a cycle such as the one we are in :)Be objective and cerebral about this.

That said, we've never had any serious damage or issues - now I'm holding my breath, thank you.Also, when something happens like what @Mike V. describes, I get nervous too but I address it this way in my review: "guest" was understanding that sometimes things happen, and when the water heater broke we tried to get someone there as soon as guest told us, but being it was Sunday night, it just didn't work out.

What we have done: all new kitchen 6 years ago, all new bathrooms last year, new energy-efficient windows and sliding glass door, new drywall texturing, new base and case, created a 4th bedroom in the basement (cut a window and finished the room), new HVAC 4 years ago.

The advice I saw was to nip it in the bud and address it ASAP.

So with that reaction and the first rent payment being 1 day late, which was an address error on his part, we decided to go with a 6 month lease.

Long story short, we operate a couple of different businesses from home and our space in our home is rather tight to live and work efficiently.

We are not in the stage of needing any review we can get anymore so we decided to address the issue of having a bunch of people with our no party rule.
