Bus, unless the properties are posted in some sort of auction fashion, part of the issue could be that the bank simply hasn't responded to your offer(s), if you're hearing crickets.One suggestion, since we know the squeaky wheel gets the grease, is to approach this the same way you would direct mail, with multiple touches on each offer.

A manufactured home (at least the ones I dealt with) start as a vehicle and then when the foundation is poured and it's attached to it and all the axles and wheels are taken off, they "destroy" the title and convert the house to real estate.

Of course, there are pockets in Wheeling, Arlington heights, Des Plaines, Lombard, Elk Grove Village, Bloomingdale etc which you can find cash flow positive rentals but have to look a little harder.
