schedule to have lunch with him and he told me I should start off wholesaling and bring him deals since then I’ve been driving for dollars while using property radar unfortunately things haven’t been getting any better for me and my emergency saving is running out so my back is against the wall since my my rent with my roommate comes up to 2k monthly.This comes down to me considering to go for an FHA loan to get a 3-4unit MF home, live in one unit while renting out the others, my issue for this is that I don’t have any proof of income and I was working for my school but all I got was cash in hand (Cheque) so I have nothing to show for that.

The best way to go about getting into the wholesaling game with little to no money is to 1) network with local investors/wholesalers to see who you could potentially learn from and co-wholesale with & 2) start driving for dollars to find potential properties.  

There's something nefarious going on here, and it's starting to drive me crazy.

My goals are to start with 2-4 unit properties that cash flow at least $200-$300 per door, in Class B neighborhoods primed for stability and or growth.

Driving for dollars certainly applies to multi family as well.

My partner and I researched a number of cities throughout the nation using info from sites like the bureau of labor statistics (https://www.bls.gov/) to observe population growth, labor force growth, median income, rent affordability, etc.

Wouldn't it be great driving test driving multiple cars without having anyone there and pressuring you to buy each car you just drove instead of test driving 5+ cars?
