Is there a way to say a hard no to that without running afoul of disability laws?

It makes qualifying for a larger home price easier since you can use 75% of the rents of each door/unit to qualify towards income.

If I had $100K or more of equity in a property and felt that the market could be plateau, I would take the capital and run. 

They would add a garage door off the ally, add a ramp into the basement to put a car collection.

In the estimates I've run, an average $350k house will earn roughly 30% more than a traditional sale in additional interest over a 5 year period. 

Ie a property with 0 repairs required, then a house with small repairs, then a full remodel flip  that included adding and permitting new bathrooms, removal of walls, doors, windows etc etc. 

Analyze this with him and then 2) have him start bringing you properties that he has run numbers on, in a serious spreadsheet, have him sell you like he was your partner.When you think he's ready and has saved at least some money for a DP, help him get started with a little loan/gift.

But really run down inside.
