Insurance helps you recoup from bad behavior. 

They MAY be engaging in unethical behavior, or they may be incompetent as many in our profession are, but either way more needs to be known here and the local board may be the most adept as sussing that out.

The serenity alone from not stressing about which dog to buy is worth that.In the future If you are selling a vanilla property, ID your buy first of course. 

Of course keep in mind the number of occupants and their behavior has a major effect on utility cost.

I always ask some questions when I get any booking no matter how many reviews.Thanking them for the request, have they been to the area before, would they be bringing any dogs?
