Don't use them to walk through the property, pick their brain, and then...all things being equal...use someone else. 

He'll give you any excuse imaginable (I have a Dr's appt for my heart problem/my daughter is having brain surgery), so he doesn't have to do the deal.

Short answer: You, simply, find people who have done this 100s of times and pick their brains :)) such as @Zach Lemaster and his company. 

All my past deals I have dealt directly with my portfolio lender and it's much less brain damage.In my experience, most of the people that benefit from a mortgage broker have credit challenges, and that is not at all my situation.
