If bank is claiming 80% and no tenant seasoning on a bunch of new tenants to increase occupancy then you need to assume they will default and damage will happen to the units.

I wouldn't take 2 rentals and a primary home into a closely held corporate structure unless there was a good business or estate planning reason to do so, you probably don't need the additional brain damage.

The units have completely separate utilities including water and even sewer. separate driveways, parking etc.There are signs of very old fire damage, prior to current owner of 50 years. there is also some structural settling with an engineering report (owners says he never had a problem)so the numbers,asking price $390,000Rent in current condition 3/1                                         $18004/1.5                                      $2000taxes                                      $850 per month, $10,200 per year insurance                               $75 per month,   $900 per yearproperty management (10%) $380vacancy (10%)                       $380repairs (5%)                           $190So my first question is about financing, I don't have enough for the 20-25% down investor loans and we don't want to live there.I do have an interested investor but i am unsure on how to structure the deal and present it, equity partner, debt partner, private finance?

They say they will smoke outside until it rains or gets cold and then they start cracking a window or an outside door and before you know it they do not care and are smoking inside all the time.If it is a drug dealer the police could break down the doors with a raid etc. and damage the place.If a tenant really is doing all this did you screen them properly for income and criminal record??
