When the government has their hands in the market, it's causing disruption that needs to be compensated by things like higher rates, lower LTV, cleaner credit, points, etc.

Government intervention will play a huge role for better or worse.

Even if a tenant is short on cash for the month, there are lots of ways to avoid eviction: make a deal to leave with the landlord, borrow money from a friend or family member, apply for charitable assistance or government assistance, etc.And offer assistance the government certainly did, most notably with the $2 trillion CARES Act, the $3 trillion HEROES ACT including the extra $600 a week in unemployment benefits.

You have several areas that show you're a real person and your credibility, most carrot sites (or any of the other options) lack that. 

My question for the bigger pockets community is; does anyone know of any governement loans or grants that are available to landlords who are willing to rent to low income tenants?

A government that will bend over backwards to help a tenant before lifting a finger to give you any justice.

If you don't have the credibility nor the money to pull the deal off, find a partner or partners who does have it.

I know here in Ohio we have a government loan that helps people that are under a certain pay scale buy a property.

The Detroit Land Trust is still selling low, but the rehab is extensive and the government speed is slow.
