We probably look a lot for break even here with 25% down....of course we want better and the occasional deal comes through....but a lot of multifamily is less than 1%...maybe .8 coverage.   

They go off of the dept coverage ratio of the property to underwrite the mortgage but I beleive you will have to expect to come up with 25% down.

Hey @Kyle Smith Depending on age, condition, location etc that doesn't sound too bad for homeowners with wind coverage.

What type of coverage?

As a retiree , I will take full  family   Health insurance coverage  for a very low price  (1.5%  of my pension amount ).

Finding a solid insurer that will write a policy without requiring me to significantly rearrange my existing insurers/coverages has been really tough.If you find someone who can handle our situation pass along the information. 

I have insurance policies on each rental that provide $1 million liability coverage, and I have an umbrella policy for $2 million.

Could be less, could be more depending on value, sq ft, coverage, carrier.Repairs you won't know unless you walk it. 

You just find the deal and a commercial loan has pass a certain DCSR (debt coverage service ratio) to be a viable investment for the bank.
