I don't think a coach should do this out of the kindness of his/her heart but I am wondering what others think of this set-up?

I was thinking I was going to wait until 2018 to see what the actual loss or gain was from the insurance payout minus the repair costs and claim it then (Kind of like you would with a flip...claim all expenses in the year you sold it not in the year it was incurred).

Anything from Any kind of lender is a “preapproval” for a Financed purchase.

Negotiating is something that kind of scares me, but I feel like I’m gonna have to get used to it to “make” a deal once I find the opportunity.

There is money to be made otherwise you wouldn’t see people doing these kinds of deals

i dont think you need to drive down there since it is an electronic document now. one day i called trenton and they emailed it to me within 30 minutes.your rents do seem kind of high. 

A lot of people think "I'll save that kind of money when I have big money coming in", when in reality the time that is most important to save most of your money is when you don't have much of it. 

With that kind of money I would find an experienced syndicator and spread the money around in large apartment deals

Some pros:-unlimited potential income-income is directly correlated with the amount of work I put in-time freedom (I make it a point to have breakfast with my 1 year old son every morning)-exciting, dynamic.
