You're already not worth the time and expense as a customer but you want more out of it, at the expense of the person you're going to be bothering the whole time to tell you what to do...

I understand why certain people feel this way from an ethical standpoint.Some people also think "why bother going through the trouble of wholesaling" when you can get the same results from the agent commission.So I'm basically curious about how people feel about this not only from an ethical standpoint but more so a practical standpoint.

LLC is a separate issue, and I also recommend you don't bother with it until you have some experience.

By the way I get threatened of law suits so often they do not bother me.  

Who filed a lawsuit for breach of contract , wherein my partner did not hire a lawyer and did not even bother to respond or appear.

Again, why bother everyone if there are just a few folks getting nailed for code violations? 

This is why this bothers me now more than beforeI checked both units and nothing is leaking :( 

Many won't bother with deals this small but for me, it makes sense.
