I was fortunate enough to have some money saved from working in college but my parents co-signed which was instrumental. 

We ended up going away from the traditional fund set up and started doing 1) a separate LLC fully owned by the investor where we simply were named manager and managed it for a fee (for investors over $250K) or 2) a simple fixed-return debt instrument for smaller investors that we couldn't properly diversify where we paid a fixed percentage for a 12-36 month term with quarterly interest payments and the full balance at the end.

Apartments.com is also where I have tenants fill out a background and credit check, set up automated rent payments, and upload renter's insurance.

I also invest in equities outside these instruments but primarily in sectors where I have an edge, by that I mean either I have worked on those sectors or am very well networked to get educated in those.
