You could easily just pick a simple well rated dividend stock, and put that $ in, turn on auto reinvestment drip, and in 10 years early, pay off the remaining mortgage balance in full AND still have a considerable holding in that stock account to boot.

if you rent and are a landlord you need landlord insurance. if you own and occupy you need homeowner insurance. if you rent and occupy you need renter insurance. if you own a motorcycle you need motorcycle insurance. if you own a car, you need auto insurance. if you own a boat, you need a marine boat owner's policy :)

We have systems in place for everything, we have a texting system that auto logs communication to their tenant file, cameras in our facility that record video and audio, our phones are recorded, emails auto link, there is nothing for tenants to say when we have a mountain of data and all notices recorded in the system.

He never did pay for the car (it was a cheap island beater, that didn't bother me much, it was better that he was finally gone) and the great part about that was about 4 months later I get a call from a debt collector asking for a significant amount of money due to an accident the vehicle was involved in without insurance or valid registration (he never got the title transferred!).
