I have no experience with financing larger apartment buildings and I’m wondering about down payments.

tons of articles have been written regarding the liability of Facebook (for example) regarding the info on its website.if a tenant does not pay rent for months and damages an apartment and leaves thousands of $$ in damages, there HAS to be a way to notify the public.

I would door knock and talk to these owners personally but its very difficult given a large geographic location of LA.Im going after residential and commercial apartment buildings.Any tips here will be greatly appreciated, Ive worked hard making hundreds if not thousands of calls and sent out tons of letters etc,no results yet, unfortunately I dont have a sphere of influence or past customers.

Access keys have many issues:Many units can imply many keys. 

Any tongue and groove, locking flooring may come apart over time with an unlevel subfloor.

I worked at an apartment complex where we rented by the bedroom and it's very important to outline policies regarding the security deposit, shared common areas, damage charges, etc. 

Looking for the site that have high accuracy, and easier to access than mls.

I've had a maintenance person that will usually get in and clean, repair, paint, and do everything needed to rehab an empty apartment into one that is rentable when a tenant vacates the property.

Mainly because of the apartment complexes (condos) right there.  

I'm not sure the work it needs vs a 75k condo that is apartment style where you have neighbors above and on the side of you, it is on a bottom floor.
