It’s hard for me as a Northeast person as we do everything fast but I worked hard for what I have, I’m not going to blow it and if I am it’s going to be on one hell of a party not in investing in things I have no clue about. :)I am slightly comforted by the fact that this is still one forum on Biggerpockets that is not right on the top.

I know a lot of syndicators who advocate get the deal first then get the money. 

Find someone that doesn't blow much smoke. 

The amount of fighting over noise tenants in an up down duplex do will blow your mind.

I caught up with one of my old school mates, who has found herself in crippling debt after blowing all her seed capital on a unit that didn't turnover.

Add me to the list advocating a house hack of a duplex but I add 2 recommendations to that suggestion 1) find a detached duplex 2) self manage but refer to yourself as the property managers.  

I heard the market has been blowing up.

Or I could blow it all on stuff....Any “unofficial advice” out there.

I am going play devils advocate for a while. 

I want the agent to first look at the property online as well as physically before calling/emailing me.You are welcome to talk with the local RE agent I worked with over the last several years to see that I am not blowing smoke and won't waste your time.
