It’s hard for me as a Northeast person as we do everything fast but I worked hard for what I have, I’m not going to blow it and if I am it’s going to be on one hell of a party not in investing in things I have no clue about. :)I am slightly comforted by the fact that this is still one forum on Biggerpockets that is not right on the top.

I want the agent to first look at the property online as well as physically before calling/emailing me.You are welcome to talk with the local RE agent I worked with over the last several years to see that I am not blowing smoke and won't waste your time.
