I haven't really considered going into real estate as a career path, hoping to use it as a tool to achieve financial independence. 

As William points out, they are willing to walk away so, the motive to stay because you brought them current might exist, but might not, especially once the borrower finds out you intend on getting paid back for your investment to bring them current.Taking title "subject to" existing financing is asking for an acceleration of the note.

Prices have gone up, but still relatively inexpensive and still possible to achieve reasonable cash flow on a good deal. 

My current plan is to connect with a motivated delinquent property owner who will accept a small payment to sign their property over to me and then market the property for a discount below current market value or allow the county to sell the property and collect the excess proceeds.

I have a strong history in sales and customer service and can't wait to use my skills and motivation to help me to succeed in this industry.

I'm going to take your advice and talk with some small local lenders and see what I come up with.And yes those #s are accurate I talked with the owner this morning and he's definitely a motivated seller Thanks again 👍🏾

Once I paid that debt off saving money became so much easier and you become motivated to work harder and make even more money faster. 

@S Crossland I do agree that keeping turnover to a minimum should be a major objective and if keeping rents below market is the means to achieve it then so be it.

I have now started furthering my experience by waking up at 4am and doing the "life SAVERS"(bp podcast 157)  before work and found a huge boost in motivation and enthusiasm.My Experience:I bought my first house last summer, 3/2 townhouse brand new.
