I would also suggest annual property inspections.

I am wondering about how gettin Section 8 certified and being a part of this program will change the value of this home over time (I may plan to sell in 2-3 years).

I know it’s a lot of them out there so any suggestions would help please.  

Hi Mariangela,As Jonathan mentioned Boca is a wonderful area, but it is a majority primary residence with a heavy HOA oversight.

A lot of posts accumulated in this thread suggesting landlords should provide excellent "service" for their "customer," should issue rent credits for broken appliances and be worried about their "reputation." 

I'm wondering if this would qualify for conventional financing, or I would be looking at commercial loans only.

I have equity in both of my properties that I can leverage against if necessary, but I'm wondering how I would go about finding private lenders to discuss options.
