Regular banks have some good HELOC deals, online lenders are quick and easy, and hard money lenders are speedy but pack a punch with higher rates and shorter terms, more for quick money needs.

While it's great to account for this, I think an even more important thing to account for is good long-term tenants.

Just re-read your post, I had missed the part about it being a loan from the owner of the self-directed account and not an equity position! 

I have offered an escrow account at one point so I can close on the deal but she doesn't want to recognize that she is still responsible for the roof replacement.

I never suspected this late payments as my PM would consistently deposit the rent 15th of month in my account.

Most online platform already expose some form of walkability/school quality, etc.

Should I transfer the downpayment to the LLC account as an owner contribution and then log the income as repayments back to me?

Want to keep it, but when I account for all expenses the cash flow is really rough.
