Not much newer plumbing to speak of although my better halfs family is a family of plumbers so that helps out with that concern.

@Brett Tousley, You speak the truth I met with a realtor today regarding an unrelated matter.

I know people that go and speak well of it though.  

I was speaking with a local real estate investor that mentioned his quick glance rehabbing formula he uses on houses he doesn't have the time or ability to do an actual walk through on (he does a lot of volumes, and quite a few of his deals in different markets).

If you get into Series LLCs, you may want to speak with an attorney in your state to see if there are any special requirements there, as several states have been considering whether Series LLCs need stricter name requirements.
