I feel like Scott needs to come out with a second version called "Set For Life (For those who F**ked up the first go around)", that way I can figure out how to get out of this rat race and to start living life more on my own terms.

I'm tired of living in the rat-race, and would love to make this a fun time thing over time.

Immerse yourself in the information here, your local REIA, books, and any seasoned investors that will give you their time and you will be off to the races.  

Sounds like you are doing everything right - earning a good income, huge savings rate, eliminating debt, and set to begin getting off to the races in pursuing assets and early financial freedom once you are at zero debt.

Charlotte "souburbs" (NC / SC) and Atlanta (GA) "Norburbs" in terms of Current and past rise in prices (P$), future growth (Gr%), rental potential (R$),  how good is the tenancy, quality of demography* (Demo: Best-to-Worst), maintainability (Mnt), availability of good rental mgt. companies (Misc) etc. crime rates (safest 1 to least 5) , natural risks (Disaster Index), Insurances (In$), property taxes (Ptax$)(Note: *Quality of demography has nothing to do with race, age, gender, family structure etc.

I have thought about liquidating the equity in the house but then it is a race against time because I have a loan on the house and I also know nothing about flipping houses nor real estate.

You get a few under your belt, keep executing and you are off to the races syndicating deals and wondering why I didnt' do this ten years ago.  

After more than enough tropical sun, it's time to get back on the horse again.In the coming 3 years, I target to close 2-3 deals every year with a mix of turn-key and BRRR with my own team. 

I don't love the message about getting out of the rate race, etc.
