I’ve been a real estate agent and investor for over a decade and have only had this come up on a handful of occasions and prior till today no one has detailed out the rules to me  personally.These rules concern a fairly narrow set of circumstances that many investors will not encounter until it’s causing a problem, so no I don’t consider it common knowledge outside of lending circles.Not being able to sell a home for a profit for 90 days is from my perspective a fairly arbitrary guideline.  

Of course, I’m fairly new to Milwaukee and haven’t spent much time in that area.  

So the full fair market value of the property is not depreciable. 

We are starting to see more of these directly on the MLS and they have done very well, selling fairly quickly. 

Something I've learned from Brandon and Josh on the BP Podcast, is that it's only fair that I should be expected to provide value to you if I want education/ mentoring in return.

Transferring appreciated assets between entities is a fairly complex transaction.

What specific areas have you seen to have fairly low vacancy rates?

While I agree most customers do not have contracts, there are fairly common instances where customers do have contracts.
