You will also want to really dive into off-market lead generation because there are typically not many sub-$100k detached SFHs on the market that are not total tear downs. 

Wherever you pick, you need to dive into that market and learn everything you can about the area: What drives property values?

I dug deeper into the cost by going to the county's website and the rate was higher.

BP Community,I have two more years in my service commitment with the USAF, and I'm a licensed attorney in Texas and looking to head back that way; however, I am conflicted on if I want to dive into real estate investing full-time or stick with my law degree and leverage that to learn, grow, and make inroads into real estate investment circles that I might not otherwise have access to.
