BP - Trying to get an estimate what other people are paying to rewire a home in the Philadelphia & Delaware County area.Lets say the home is a 3 Bed/ 2Bath 1200 sqft.

I am looking to start flipping houses in Delaware County, PA (Delco).

People with criminal records are not a protected class under the Fair Housing Act, but blanket policies of refusing to rent to applicants with a felony record are de facto discrimination according to HUD. 

What ends up happening in pre-sale is that, even though you have done due diligence to get a contract that protects you, de-facto it is too difficult to sue so you end up accepting all the problems you wanted to avoid and the contract language is superfluous.

It's certainly not a replacement for a background check, but it gets me started and lets me know how much time and effort I want to put into someone's application.Here's the similar website for DE: https://courts.delaware.gov/docket.aspx

The washer and dryer (and most furniture) are probably eligible for expensing under the $2500 De Minimis safe harbor provisions.
