Just trying to start my career with a solid foundation, and develop a long (and hopefully successful relationship).Any suggestions?

I'm trying to err on the conservative side since I'm a newbie to rentals and haven't yet developed the intuition for maintenance and repair costs but I'm trying not to be so conservative that my numbers shut out potential deals. 

This one just hit the market and its been month since I've seen anything that was even worth looking at as far as house hacking goes. the location it nice as well since its right by the airport we could airbnb the 1/1 studio thats apart of it house.

It's a racket that I think core logic developed to charge lenders.

We currently own 3 properties (6 units total; one is our primary residence with a studio out back). 

I went to high school, got my diploma also a did running start and got my AA.Then, I went and pursued starting my Bachelors in Software development and gaming development.I am about 1/3 of the way through it right now and have about two more years left to finish it.

One day it was notes, then MHP, then MF, then developing a vacant lot I own, then SFR because that's my local market, then......... you get the idea.

I could see more landlords getting fed up and decide to redevelop their property into condos or townhomes if they can or sell to a developer .

I'm considering buying an 11-unit property (all studios) in Cincinnati, OH, in Silverton.

There are so many avenues in real estate I don't know where to start.I am interested in development and multifamily.If you could please leave suggestions and positions I can look into to gain better perspective.All insight and feedbacks are appreciated.
