As you may already know, the state of New Jersey is implementing a new Lead-Based Paint Law in Rental Dwellings (link below) starting July of 2022.

New development can work but also a job.  

Hi, I am new to property management work.

I've seen new houses built in 7 days from the day the foundation was cured but there was tons of planning which isn't counted. 

*My husband and I are fairly new to real estate investing and are both Active Duty stationed in D.C.

I must have looked at dozens of videos, blogs, and reviews on all the different types of software available.For all you seasoned investors out there, what software would you recommend to new investors?

I would simply have left a welcome kit for each renter that included some shelf paper, toilet paper, and a new milky white shower curtain, plus a small bag of Purina if they have a pet.

But if you are going to buy one, make sure it is new construction or recently completed its 40 year inspection.

New into the real estate game and looking  specific lenders you know of that does hard money lending based off arv instead of luv , would be spectacular if you can as well pm some you would refer thank you :) 

We added $40K-$50K refinishing the hardwood floors, removing wallpaper, painting walls and updating the kitchen & bathroom with new cabinets, adding granite countertops and creating a BEAUTIFUL dining room off the kitchen that was wasted space as an enclosed porch, and also added french doors leading out to a newly-built pre-finished deck we added so the new owners could enjoy their gorgeous fenced in backyard.
