Anyways, I was wondering how you find the sellers and buyers.

Since I am new to this, I wonder what others have found over the years to be the best candidate.

Right now I am just saving up as much as I can while finishing College.

I did have to pay an extension fee due to their closing date and the municipal search in that city, and the fact after we went under contract they allowed the basement to flood (finished space) and never told me until I found out myself the day prior to closing.

We are starting to partner with other investors on projects, so the topic of finish comes to the table from time to time. 

I was wondering what the effect is on the value of an apartment building when replacing Section 8 tenants.For example, would two identical buildings be worth the same if their rents were the same (same NOI) but one had all section 8?

I’m sure you all know that getting started is typically the hardest part and fortunately there seem to be some wonderful people here who are willing to give their advice.

Just about everything I'm seeing needs cosmetic work on the interior: finishes, kitchen, bathroom, etc.Port Richmond is the next town over, away from center city.

Then finish the property in a longer timeline with a new contractor.
